Then we will locate possible locations by scouting out an area, drive-by tours, and databases that allow us to research properties that are currently on the market for lease. We will also approach property owners about properties not currently on the market.
In addition to location, we know that size, lease type, and amenities are essential. We will help you understand the different types of leases and your responsibilities as a tenant under each type of lease as well as the laws that may affect you. We have access to demographic databases to help make sure the area’s population fits the criteria necessary for your customer base. Our goal is to find you the proper location, lease type, size, and property amenities that best suit your business.
Once the location is chosen, we will negotiate a lease that best fits your needs and budget. We can advise you on getting help to figure out the floor plan and upfit that may be needed at the least amount of expense to you. Quite often we are able to negotiate with the landlord for him to pay part or all of the expenses. Usually our fees for our services are paid by the landlord or property owner.
