  • Receiving, verification and the payment of all bills
  • Bank statement reconciliation
  • Tenant relations and reports to owners
  • Routine on-site inspections
  • Emergency 24/7 on-call service
  • Handling of all building maintenance
  • Annual owner’s insurance policy review and acquisition of tenants’ ACCORD forms
  • Financial documents provided to accountant each quarter for financial statements and K-1’s 
  • Calculation of Operating Expenses and preparation of annual statement per tenant based on specific lease terms
  • Annual operating budget preparation
  • Annual property taxes review (and appeal, if necessary)
