KDS represents our landlord clients as though we personally owned each property. We are your exclusive broker/agent in dealings. Being a landlord is a challenge and we understand that you are busy so we will take the burden of leasing your property and allow you to be free to pursue other things. You will be consulted about each step of the process and presented with any and all offers we receive. We will advise you about the viability of the offers, but allow you to make the final decision. We will advise you on local, state, and national laws that may affect you, your property, and tenants.
We will represent you and your property to other brokers (local, regional, and national) and potential lessors. Our dynamic approach to the marketing of properties includes signage on each property, full exposure on Web databases, an aggressive email marketing campaign, CCIM networking, and marketing materials. We help you determine types of users for your properties. We also research databases to find existing companies who are potential users and approach them directly about your property.
In addition to marketing your property for lease, we will negotiate a lease that best suits you. We will assist you in checking tenants to make sure they are a viable option for you. We are also experienced in helping with any upfit planning, budgeting, and work that may need to be done for a new tenant. We understand the need to maximize your income and minimize your expenses in the process.
