City of Spartanburg to subsidize downtown rents


The city of Spartanburg is launching a competition for businesses to battle for rent subsidies and fill vacant storefronts on Main Street. Starting in January, the Main Street Challenge will help three entrepreneurs open new businesses next year by providing a cash incentive of $12,000, or $1,000 each month for the first 12 months, to be used as rent assistance in a downtown location pre-identified by the city and participating property owners.

Remade Church Street offers hint for other downtown thoroughfares


Church Street, the partly reconstructed artery that skirts downtown to the east, is now prettier, bike-friendlier and somewhat slower to drive. With the $5.1 million effort to remake the boulevard from a blistering bypass into a part of the city center comes with wide sidewalks and tree-filled medians but also the loss of some driving space and rush-hour back-ups, though complaints so far seem to be few.

The Federal Reserve Board this past week invited comment on three proposed rules that would revise the methods for calculating risk-weighted assets for certain exposures and would increase the amount of capital that banks would be required to maintain. 2011 showed signs of a potential commercial real estate sector recovery, but industry professionals are pointing to tightening lending standards as a hindrance to that recovery, particularly with smaller commercial businesses.

Trouble Is Brewing for Office Market

By Rudolph Bell Staff Writer Potential new development and city beautification work along Haywood Road may signal a revival of the commercial corridor where business and property owners have long been concerned about retailers and shoppers leaving for greener pastures on Woodruff Road. RealtyLink, a Greenville-based developer, hopes to redevelop the property that Toys R Us is planning to vacate at the intersection of Haywood and Woods Crossing Road as well as the shopping center next door where Circuit City used to be, a principal with the development firm said.

CRE Price Index Sees First Year-Over-Year Gain Since 2008


CoStar’s monthly National Composite Index of commercial real estate prices increased 2.2% in October from the same period a year ago, the first year-over-year improvement since the economy took a sharp downward turn in 2008. The solid recovery of investment-grade property prices and the continued decline in distressed sales volume spurred the growth in commercial property pricing, lifting the index to an impressive 1.8% gain in October from the previous month and continuing its upward trend.
