Acquisition
Our representation typically extends beyond site searches and negotiation to detailed advice and assistance in evaluating the property in light of current government regulations and zoning issues as well as economic issues. In addition, for a client who is purchasing property with development or upfit needed, we can assist in oversight and management of the development/construction process.

Disposition

KDS will be your exclusive broker/agent in dealings. We will represent you and your property to other brokers (local, regional, and national) and potential buyers. Our dynamic approach to the marketing of properties includes signage on each property, full exposure on Web databases, an aggressive email marketing campaign, CCIM networking, and marketing materials. We help you develop potential concept plans and identify types of users for your property. Then we will research databases to find existing companies who are potential users and approach them directly about your property.

 

We also will negotiate a provision called FlexList. In addition, to the aforementioned representation, you can maintain the flexibility to secure a buyer/tenant through your existing network of contacts.

 

Our property listings require a listing agreement and are general for a minimum of 6 months. We promise to fully invest in all marketing resources for your property. We do require a fee for our services that is generally paid at the time of closing.

 

Landlord Respresentation

 

KDS represents our landlord clients as though we personally owned each property. We are your exclusive broker/agent in dealings. Being a landlord is a challenge and we understand that you are busy so we will take the burden of leasing your property and allow you to be free to pursue other things. You will be consulted about each step of the process and presented with any and all offers we receive. We will advise you about the viability of the offers, but allow you to make the final decision. We will advise you on local, state, and national laws that may affect you, your property, and tenants.

 

We will represent you and your property to other brokers (local, regional, and national) and potential lessors. In addition to marketing your property for lease, we will negotiate a lease that best suits you. We will assist you in checking tenants to make sure they are a viable option for you. We are also experienced in helping with any upfit planning, budgeting, and work that may need to be done for a new tenant. We understand the need to maximize your income and minimize your expenses in the process.

Tenant Representation

 

In today’s business world, a real estate transaction can be confusing and challenging but KDS is here to advise and help you make wise decisions. Because location is a vital aspect of a business’s success, KDS will help you find the proper location. We use our knowledge of the local area, demographics, and zoning regulations to help you determine the best possible areas for your business. Then we will locate possible locations by scouting out an area, drive-by tours, and databases that allow us to research properties that are currently on the market for lease. We will also approach property owners about properties not currently on the market.

 

In addition to location, we know that size, lease type, and amenities are essential. We will help you understand the different types of leases and your responsibilities as a tenant under each type of lease as well as the laws that may affect you. We have access to demographic databases to help make sure the area’s population fits the criteria necessary for your customer base. Our goal is to find you the proper location, lease type, size, and property amenities that best suit your business.

 

Once the location is chosen, we will negotiate a lease that best fits your needs and budget.  We can advise you on getting help to figure out the floor plan and upfit that may be needed at the least amount of expense to you. Quite often we are able to negotiate with the landlord for him to pay part or all of the expenses. Usually our fees for our services are paid by the landlord or property owner.

 

Site Analysis and Selection

 

 

KDS understands the need of business owners and developers to have the best possible location for their business to succeed. Therefore, we help our clients find just that right location for their business and/or investment. We search commercial real estate databases for available properties in addition to locating other viable locations and if needed will approach property owner(s) about obtaining their property at a fair market value. We also use information and database websites for demographics and zoning regulations to assist in the site search.

Feasibility Analysis

 

 

KDS will help clients evaluate and analyze a real estate project’s prospective impact and success in a given location.  Our government resources, property databases, and demographic databases allow us to find the information needed to help clients in their feasibility analysis.  We will help you find the information you need, interpret, and analyze the information.  Based on the research, we are also available to suggest other possible projects in the chosen location that would allow for the best use of your resources.  In the end, you make the decisions for your proposed transactions.
