We assist in the preparation of agreements and in the coordination of a comprehensive due diligence review. We provide advice that addresses:

In addition, for a client who is purchasing property with development or upfit needed, we can assist in oversight and management of the development/construction process.

Disposition

KDS will be your exclusive broker/agent in dealings. We will represent you and your property to other brokers (local, regional, and national) and potential buyers. Our dynamic approach to the marketing of properties includes signage on each property, full exposure on Web databases, an aggressive email marketing campaign, CCIM networking, and marketing materials. We help you develop potential concept plans and identify types of users for your property. Then we will research databases to find existing companies who are potential users and approach them directly about your property.

 

We also will negotiate a provision called FlexList. In addition, to the aforementioned representation, you can maintain the flexibility to secure a buyer/tenant through your existing network of contacts.

 

Our property listings require a listing agreement and are general for a minimum of 6 months. We promise to fully invest in all marketing resources for your property. We do require a fee for our services that is generally paid at the time of closing.
